Road, Wrexham, (LL11 2AH).

2 (16 July 2002) The mines and minerals together with ancillary powers of

working are excepted.

3 (16 July 2002) The Conveyance dated 29 March 1948 referred to in the

Charges Register contains the following provision:-

"it is hereby agreed and declared that the said hereditaments hereby

conveyed shall at all times hereafter be entitled and subject to all such

rights and privilages in the nature of easements as are now enjoyed with

the said property hereby conveyed and the adjoining property now or

formerly belonging to the Vendor or the said Henry Dyke Dennis deceased

or by the respective occupiers thereof Provided always and it is hereby

further declared that neither the sale of the said property hereby

conveyed nor this conveyance nor anything herein contained shall restrict

the free use of the Vendors adjoining land for building industrial or

other purposes whether obstructive or otherwise and the Vendors and their

successors and assigns shall at all times hereafter be entitled to build

to the extreme limits of their said adjoining land"

4 (16 July 2002) A Conveyance of the land tinted pink on the filed plan

dated 3 April 1957 made between (1) The County Council for the

Administrative County of Denbigh (Vendor) and (2) Border Breweries

(Wrexham) Limited (Purchaser) contains the following provision:-

"it is hereby agreed and declared that the Purchaser shall not be

entitled to any right or easement of light or air in respect of the said

hereditaments hereby conveyed which would restrict or in any way

interfere with the free user for building or other purposes of any

adjoining or neighbouring property of the Vendor"

5 (16 July 2002) The land has the benefit of the rights granted by but is

subject to the rights reserved by a Transfer of the land in this title

dated 25 June 2002 made between (1) Marston, Thompson & Evershed Limited

and (2) The Wrexham Association Football Club Limited.

1 (16 July 2002) A Conveyance of the land tinted blue on the filed plan and

other land dated 29 March 1948 made between (1) Henry Victor Thornton

Dyke Dennis and others (Vendors) and (2) Border Breweries (Wrexham)

Limited (Purchaser) contains the following covenants:-

"And for the benefit of the Vendors adjoining land known as Plas Coch

Farm and lands the Purchaser for itself and its successors in title

hereby covenant with the Vendors and persons deriving title under them as

follows:-

(a) To erect and forever hereafter maintain good and sufficient stock

proof fences along the north easterly and north westerly sides of the

property hereby conveyed to divide the same from the adjoining land of

the Vendors

(b) Before erecting on the said property hereby conveyed any building

structure erection or any boundary or other fence the Purchaser shall

submit plans and elevations thereof to the Vendors for their approval and

that no building structure erection or fence shall at any time hereafter

be erected or continued on the said property hereby conveyed which shall

not be as to structure or elevation in accordance with the plans and

elevations which shall have been so submitted and approved in writing by

the Vendors provided always that such consent shall not be unreasonably

withheld in respect of the plans for buildings structures erections or

fences not injurious to the amenities of the neighbourhood or the user of

the adjoining land of the Vendors for building purposes

(c) Not to do or suffer to be done on the said property hereby conveyed

any act or thing which could be a nuisance annoyance damage or

disturbance to the Vendors or the persons deriving title under them or

the occupiers of the said adjoining land or which may interfere with the

development of the Vendors adjoining land provided always that the user

of the said property hereby conveyed as a site for a grandstand or a car

park shall not be deemed to be a breach of this covenant"

Football Club Limited for 125 years from 22 July 1998.
